The Language of Construction

A full set of construction documents can contain hundreds of pages, from architectural drawings to structural details and electrical plans. For someone new to the field, it looks like an overwhelming flood of information. The key isn't to read every word from start to finish, but to understand how the documents are organized and which ones hold authority.

Think of it like a legal system. A specific ruling on a case (a detail drawing) carries more weight for that specific situation than a broad constitutional principle (a general note).

This concept is called the hierarchy of documents. When a conflict arises—say, a general note on a floor plan says all doors should be wood, but a specific door schedule calls for a steel door in one location—the more specific document wins. The door schedule overrules the general note. This prevents small, critical details from being lost in broad statements.

Sorting the Pile

Construction documents generally fall into two categories: the drawings and the project manual. The drawings show the geometry—what the building looks like, its dimensions, and how the parts fit together. The project manual contains the written text: specifications, contracts, and conditions. It's here that we find the detailed requirements for materials and workmanship.

Within the project manual, the technical specifications are the most critical part for builders. Rules vs. Goals

Specifications themselves have their own internal logic. They are written in one of two ways: prescriptive or performance-based.

A prescriptive specification tells the contractor exactly what materials to use and how to install them. It's like a detailed recipe. A performance specification describes the desired outcome, leaving the method up to the contractor. It's like asking for a cake that is moist and chocolatey, but not specifying the recipe.
