I would love to help you prep for this Real Estate Investments Associate role. To tailor this prep to your exact background, where should we start?
I have 2-3 years of CRE experience, mostly in acquisitions, and strong Excel modeling skills.
With your strong acquisitions and modeling background, you're already in a great position. This role is a direct bridge to the strategic side of commercial real estate, where you'll pivot from evaluating single transaction entry points to managing ongoing portfolio health.
As an associate on an active industrial platform, you'll need to master the balance between acquisitions execution and asset management. Let's outline our roadmap to make sure we cover all the technical and strategic bases you'll face in the interview.
Let's kick things off with the first bullet point on our list: how your acquisitions background bridges directly into portfolio management and decisions.
In acquisitions, you're primarily focused on underwriting a single deal—building the model, calculating the entry yield, and pitching the buy decision. In this multi-functional associate role, however, you'll use those exact same modeling skills to analyze what happens after the buy.
Instead of just projecting a stabilized pro forma, you'll run hold-sell analyses. This means evaluating whether the platform should continue to hold an asset to reap ongoing cash flows, invest more capital to reposition it, or sell it to harvest the equity and reinvest it elsewhere.
